The Shore splits fairly neatly into two sorts of job. There are the older suburbs, Devonport, Milford, Takapuna and Northcote, where houses have been renovated and re-renovated, and the slab underneath has usually been carpeted since it was poured. Those floors come up well. Decades of settling means the aggregate sits differently than it does in new concrete, and grinding one back often turns up something a fresh pour simply can't give you.
Then there's everything north and west of that, where Albany, Greenhithe, Long Bay and Millwater keep producing new builds. On those jobs the slab is fresh, there's nothing to strip off, and the best results come from getting us involved before the joinery and skirtings go in. Polishing an open slab is cheaper, faster and gives a better finish around the edges.
Garage conversions sit somewhere in the middle and they're one of the more common calls we get on the Shore. A bare, dusty garage floor turned into something you'd actually want to use as a workshop, gym or extra living space is a straightforward job that changes how the whole space feels.
We also do a fair amount of commercial work through Wairau Valley and Rosedale, where showrooms, trade counters and light industrial floors need something that looks good and takes a beating.
Polished concrete suits the Shore for a couple of reasons. New builds get a finished floor from day one with nothing laid over the slab, and renovations get to find out what's been sitting under the carpet since the seventies.
The finish is the concrete itself rather than a coating, so there's nothing on top to peel, wear through or need recoating on a cycle. We grind the slab, harden it with a liquid densifier that reacts into the surface, then work through the fine polishing stages to whatever level of shine suits the room. Polished floors carry a 10-year warranty with a straightforward care routine.
How much stone shows depends on your slab as much as your preference, since where the aggregate sits sets the limit. Jay will tell you at the assessment what yours can realistically give you, and if a grind and seal suits your floor or your budget better, he'll say so and quote that instead.
