Waiheke homes deal with something mainland houses don't: sand, constantly. It comes in on feet, on towels, on dogs, and it is hard on almost every floor covering there is. Carpet traps it, timber scratches under it, and rugs just move it around.
Polished concrete handles it better than anything else we know of. There's no pile for grit to work into, nothing on the surface to scratch through, and it sweeps or mops clean in minutes. For a house that swings between empty and full of people, that matters more than it does anywhere else.
The building on the island splits into two kinds of work. Architectural new builds, where the slab is fresh and we can polish it before the joinery goes in, which is the cheapest and best version of this job. And older baches being renovated, where the carpet comes up and nobody has seen the concrete underneath for thirty years. Those often come up better than people expect.
There's also a steady amount of hospitality work. Vineyard cellar doors, restaurants and cafés need floors that look right for the setting and survive a summer season of constant traffic.
The one thing worth being straight about is logistics. Getting grinding gear to Waiheke means the ferry, and that takes planning rather than a phone call the day before. Give us reasonable notice and we'll sort it, and we'll often line your job up alongside other work on the island to keep the travel component sensible. It also means we'd rather do the whole job properly in one visit than come back for a half-day.
Polished concrete suits island living for practical reasons more than aesthetic ones, though it happens to look good too.
The finish is the concrete itself, ground and polished rather than coated, so there's nothing on top to wear through, peel or need replacing. That matters in a house that sits empty for stretches then takes heavy use, because there's no maintenance cycle to keep up with while you're not there. Sweeping and the occasional mop is genuinely it, plus a top-up of the stain protection every few years.
It also copes with the things that come through the door on Waiheke. Sand, salt, wet feet and sandy dogs do nothing to a polished floor that a mop won't fix.
How much stone shows depends on your slab as much as your preference, since where the aggregate sits sets the limit. Jay will tell you at the assessment what yours can realistically give you, and if a grind and seal suits your floor or your budget better, he'll say so and quote that instead.
If you're building, talk to us early. Polishing an open slab before the joinery and skirtings go in is cheaper, faster and finishes better around the edges, and on an island where every visit costs more, getting the sequencing right is worth real money.
